Case Study · Bubble Tea & Ice Cream
GENBIRA SERDANG SDN. BHD. — the operator of an Ai-CHA Ice Cream & Tea outlet in Seri Kembangan — partnered with ONEKEY BIZ to obtain its Majlis Perbandaran Kajang (MP Kajang) business licence: the food-premises trade licence and the illuminated signboard permit, so the branch can legally serve its first cup.
Ai-CHA Ice Cream & Tea is one of the world's fastest-growing tea and ice-cream chains. Founded in Indonesia in 2019 around a simple idea — sharing quality tea at an affordable price — it grew from its first self-operated store into a global franchise of 2,000+ outlets across Asia, Central Asia, the Middle East and, most recently, South America.
Ai-CHA entered Malaysia in 2024 and signed hundreds of outlets within the year, becoming a familiar sight in malls and neighbourhood high streets. Behind each storefront is a local operating company that must be properly licensed before it can trade.
That operator here is GENBIRA SERDANG SDN. BHD. (Company No. 202401049672 / 1595516-U), which runs the Ai-CHA branch at Taman Desa Serdang, Seri Kembangan. To open its doors legally, it needed a business licence from the local council, Majlis Perbandaran Kajang (MP Kajang) — and it asked ONEKEY BIZ to handle the application.

A finished store doesn't mean an open store. In the Kajang municipality, an F&B outlet must be licensed by the local council before it can legally trade.
A café / restaurant selling food and drink needs a trade licence (Lesen Tred) covering "Kedai Makan / Restoran" — issued only after the premises meet council requirements.
That bright Ai-CHA signboard isn't automatic either — an illuminated advertisement (Iklan Bercahaya) must be permitted by the council, within strict size limits.
Serdang / Seri Kembangan falls under Majlis Perbandaran Kajang — a different authority with its own forms, fees and compliance conditions to navigate.
We compiled the full MP Kajang licensing application for the operating company — documents, premises details and council forms — and lodged it on the client's behalf.
The licence was approved with the correct trade category — Kedai/Warong Kopi, Kedai Makan, Restoran — so the Ai-CHA outlet can legally serve food and drink.
The same licence covers the illuminated signboard (Iklan Bercahaya) within the council's size limit — the Ai-CHA shopfront sign is fully permitted.
